WHETHER you’re renting, sharing or living at home with your parents, the chances are you’ve been thinking about getting your own place for a while.

For potential first home buyers in Perth, many would argue there has never been a better time to buy, and that the dream of ownership may be closer than you think.

With interest rates the lowest they’ve been for a generation and generous concessions still being offered to help first home buyers, SmoothStart sales manager Ian Anthem said first home buyers were recognising the opportunity to make a start on their future.

“In talking to prospective home buyers, we find many believe they may not be able to afford to get into a home of their own, and need to have a large deposit saved. An important distinction for those buying their first home is that the first property they purchase is unlikely to be their forever home, but rather an investment towards building their future. In weighing up the options for making the move to home ownership, building a new home offers many additional benefits, including the first home owners grant of $10,000 and no stamp duty on land purchases under $300,000. These benefits can often make the difference between being eligible for a home today, as opposed to waiting another year or two while a larger deposit is saved — time that could be better spent paying down the mortgage on a home of their own instead of renting.

Mr Anthem said building was an attractive option for first home buyers as it also gave them the chance to do a lot of work themselves on their new home, adding more equity to their property and setting them on the path to achieving their financial goals. “Purchasing a new home is such an exciting time in life, and building provides first home buyers with a really unique opportunity to get their own home while taking the time to save for furniture and internal finishes during the build,” Mr Anthem said.

“We also see a lot of our clients sharing that excitement with their friends and family during the course of the construction and undertaking some of the work after handover, such as internal painting and much of the landscaping themselves, which is a really nice way to make it really feel like a home.”
