At SmoothStart we want you to understand our building process. We have put together the answers to the questions that we get asked all the time so that when it comes to your first home buying decisions, you have all the answers.


Here at SmoothStart we make it easy for you to get into Home Ownership, we will guide you through with a simple 3 step process, Finance, Land & Home. We work with a network of first home finance brokers who are experts in low deposit finance options. At SmoothStart we help you with the finance process including the $10,000 First Home Buyers Grant. We will help get you out of renting sooner!
No – When making an appointment to meet with one of our SmoothStart Consultants there are no obligations! As a facilitator of Home Ownership, we will help guide you through the process and give you all the information you will need.
With as little as 3K you can get into a home of your own! We are even able to help if you don’t have that, ask us about our SPOT YOU.
At SmoothStart we’re able to help you build where ever you want to live! With House and Land Packages across the Perth’s metropolitan area as well as Country Western Australia. From Mandurah to Two Rocks, Kalbarri to Esperance and everywhere in between! SmoothStart can build on blocks with the traditional 17m frontages or the increasingly popular narrow lots with 7.5m frontages. Here at SmoothStart we also are able to assist you with land estates & free title inner-city blocks.
Yes, we can! While we have a range of House and Land Packages available, we can also help you find a block to suits your needs. Once we have found a block, together we will start to design your home to suit your lifestyle and budget.
At SmoothStart we like to get the ball rolling so that you can get into your new home as quickly as possible. In order to make your initial qualification assessment smooth, it is helpful to bring along your pay slips and group certificates. Although we will need to assess your debt position, any information that you provide is kept in the strictest confidence. It is also a good idea to bring along information regarding any wishlist items you have for your new home.
At SmoothStart we recommend that first home buyers sign up for their build as early as possible. By doing this we can fix the price of your home for a period of time, giving you peace of mind even if your block isn't currently titled. Signing up for your home build early also ensures that once your title does come through, we can progress to the next stage of the building process as quickly as possible, meaning you can get out of renting sooner.
Across WA, no two blocks are the same. There are a variety of different soil types, different slopes that require certain retaining and different depths of footings that will form the foundation of the concrete slab. When building your new home, we will also be connecting services such connecting services such as electrical, telecommunications, water, sewer, gas and stormwater. These costs are referred to as Site Works Costs; they can only be determined once we are granted access your block and conduct a survey. At SmoothStart we strive to determine these costs for you before you sign your final contracts.
The 6 Star Rating is a Federal Government initiative that sets a minimum standard of energy efficiency across all newly built homes. At SmoothStart our homes are designed to comply with this energy rating. When designing your home, we orient the build of your new home to maximise efficiency and design. At your consultation, our experienced sales consultants will happily explain these requirements to you further.
