At SmoothStart we have house and land packages available across the Perth metropolitan area. We can build your new home anywhere between Mandurah and Two Rocks on blocks with the traditional 17m frontages or the increasingly popular more narrow lots with 7.5m frontages. If you are interested in building your home in country Western Australia, we build from Kalbarri to Esperance and everywhere in between.
Yes we can! While we have a range of House and Land Packages available, we can help our customers to find a block that suits their unique needs and lifestyle. Once we have helped you find a block, we will then work with you in designing a home that suits your needs, taking into account your budget. At SmoothStart we can even help you with the finance process. Our team of finance brokers are experts in low deposit and no deposit finance options.
Have you heard that a house is only as good as its foundation? This is very true. Across Perth no two blocks are the same. There are a variety of different soil types, different slopes that require certain retaining and different depths of footings that will form the foundation of the concrete slab. When building your new home we will also be fitting out the electricity and plumbing. These costs are referred to as Site Works Costs; they can only be determined once we can access your block and conduct a survey. At SmoothStart we strive to determine these costs for you before you sign your final contracts.
The 6 Start Rating is a Federal Government initiative that sets a minimum standard of energy efficiency across all newly built homes. At SmoothStart our homes are designed with this 6 Start Rating in mind, so when we get to your block, we orient the build of your new home to confirm to these practices. During the building process one of our experienced sales consultants will happily explain these requirements to you further.
At SmoothStart we recommend that first home buyers sign up to their build as early as possible. By doing this, it means that we can fix the price of your home for a period of time, giving you peace of mind even if your block isn’t currently titled. Signing up for your home build early also ensure that once your title does come through, we can progress to the next stage of the building process as quickly as possible.
At SmoothStart we like to get the ball rolling so that you can get into your new home as quickly as possible. In order to make your initial qualification assessment as smooth as possible it is helpful to bring along your pay slips and group certificates to your first SmoothStart appointment. Although we will need to assess your debt position, any information that you provide is kept in the strictest confidence. It is also a good idea to bring along information regarding any wish list items you may have for your new home.
